This service includes a 1 - 1.5 hour walkthrough of the property with the realtor and seller to identify the most effective ways to prepare the home for listing photos. Following the visit, a detailed written summary—your custom “Seller Success Plan”—will be provided, outlining room-by-room action items for the seller to complete. Recommendations often include simplifying decor, rearranging or editing furniture, depersonalizing spaces, and neutralizing the overall look. For a truly polished, photo-ready result, pair this service with my hourly Styling, scheduled once the Seller Success Plan has been completed.

When an in-person consultation isn’t possible, a virtual consultation is a great alternative! Using Zoom or FaceTime, the seller or realtor will walk me through the home—inside and out—while we discuss the most effective strategies to get it market-ready. During the walkthrough, the seller or realtor is welcome to take their own notes, or I can provide a customized, room-by-room action plan (an additional $175). This detailed guide will be delivered via email within 48 hours, giving the seller a clear roadmap to follow as they prepare their home for photos.

Having a stager style your listing before photos are taken can make a significant difference! Each room will be thoughtfully styled using the seller’s existing items to ensure it looks polished and photo-ready. This hourly service requires a Consultation beforehand to assure the home is properly prepared for styling day. Please note: Styling does not include decluttering or packing — I’m happy to refer trusted professional organizers if your sellers need assistance with those services.
